Find Balcony Waterproofing & Deck Restoration Specialists for Elevated Coastal Homes

Balconies over living space are among the most leak-prone parts of a coastal home. Water that gets past the membrane goes straight into framing and the ceilings below. We connect you with independent, qualified local contractors who restore the waterproofing system itself, not just the surface finish.

The coastal problem

What sun, salt and sand do to a deck

Gulf sun breaks down coatings and fiberglass gelcoat years faster than it does inland. Sand tracked across a deck wears the surface like sandpaper, and every guest and rolling suitcase adds to the wear. Once the membrane cracks, wind-driven rain reaches the plywood underneath.

The most expensive failures usually start at the details rather than the open deck: door thresholds, deck-to-wall flashings, railing posts and scuppers. On elevated homes, the pilings below take the same salt exposure, and rot or splitting there is a structural problem.

Warning signs we see on 30A properties

  • Ceiling stains or drips beneath a balcony
  • Cracks, blisters or soft spots in the deck surface
  • Water that ponds and sits after rain
  • Loose or rusting railing posts
  • Chalky, faded or crazed fiberglass on rooftop decks
  • Splitting, rot or soft wood at piling bases

What good work looks like

What a proper repair should include

Use this as a checklist when you compare contractor proposals. The independent contractors we refer you to set their own scope, pricing and warranty terms.

Pedestrian Walking Decks

Balconies, walkways and porches over living space or garages need a waterproof membrane rated for foot traffic. The right system depends on the substrate, the exposure and how the deck is actually used.

A complete scope should cover

  • Failed coating or membrane removed and substrate inspected
  • Rotted plywood replaced and slope corrected toward drains
  • Flashing at deck-to-wall transitions, door sills and scuppers
  • Railing post penetrations sealed
  • Waterproof membrane with a slip-resistant, UV-stable topcoat
  • Flood testing before handover where practical

Fiberglass Rooftop Observation Balconies

Rooftop decks and crow’s-nest balconies are a signature of 30A homes, and they take the full force of sun, salt and storms. Fiberglass laminate over plywood performs well until a crack or a failed seam lets water get underneath.

A complete scope should cover

  • Moisture testing of the laminate and the plywood beneath
  • Cracks, seams and delaminated areas ground out
  • Wet or rotted plywood decking replaced
  • Re-lamination with marine-grade resin and fiberglass mat
  • Rebuilt terminations at walls, hatches and railing posts
  • UV-stable topcoat with a non-skid surface

Stilt Home Piling Wraps

Elevated homes stand on timber pilings exposed to salt spray, sand abrasion and moisture at grade. Protective wraps slow the deterioration of sound pilings. Damaged pilings need repair before they are wrapped.

A complete scope should cover

  • Each piling excavated and inspected at the sand line
  • Splitting, rot, section loss and failed hardware documented
  • Protective PVC or HDPE wraps on sound pilings
  • Engineered encapsulation of deteriorated pilings
  • Corroded straps, bolts and connectors replaced with coastal-rated hardware
  • Photo record of every piling for the owner or HOA

Pilings and framing are structural

Significant decay or section loss in pilings or beam connections needs a licensed engineer and, typically, a permit before repair. Be wary of any proposal that wraps a piling that needs structural work. Wraps belong on sound pilings.

What to expect

How a typical project runs

After we connect you, the contractor you choose handles the project. Here’s what a well-run job typically looks like.

  1. 1

    Inspection & moisture testing

The contractor probes and meters the deck surface, checks slope and drainage, and looks for signs of past leaks in the ceilings below.

  2. 2

    Findings & scope

Expect a photo report on membrane condition, substrate moisture and failed details, with repair-versus-replace options.

  3. 3

    Tear-out & substrate repair

Failed layers come off, wet or rotted decking is replaced, and slope and drainage are corrected.

  4. 4

    Waterproofing system

Every transition and penetration is flashed, then the membrane or fiberglass laminate and a UV-stable topcoat go down.

  5. 5

    Test & close-out

A flood test where practical, before-and-after photos, system details and written warranty terms.

Questions to ask any contractor

  • Will you test the plywood for moisture before quoting a recoat?
  • How will you rebuild the door threshold and deck-to-wall flashing?
  • Which membrane or laminate system will you use, and why this one?
  • Can the work be scheduled around our rental calendar?
  • Will you flood-test the deck before you finish?
  • What written warranty comes with the system and the workmanship?

FAQ

Common questions

Can my deck be recoated without tearing it out?

If the existing membrane is well bonded and the plywood is dry, a recoat can add years of life. If moisture readings show wet plywood, a recoat seals that water in and speeds up rot. Ask for testing before you accept a quote.

Our rental is booked. How long does a balcony job take?

Most single-balcony restorations take a few days to about a week, depending on cure times and weather. Tell us your booking dates when you reach out, and we’ll pass them along so the contractor can plan around them.

Do piling wraps fix a rotted piling?

No. Wraps protect sound pilings from further deterioration. A piling with rot or significant section loss needs an engineered repair or replacement first.

Why does our rooftop deck keep leaking after repairs?

Repeat leaks almost always come from a termination, where the fiberglass meets a wall, hatch, door or railing post. Patching the open deck doesn’t fix those, so make sure any new scope includes rebuilding the terminations.
